Austin Neighborhood Guide

 

Nothing brings out who you really are like the home in which you live. But, it's more than just your address. Where you live, the neighborhood, the rich culture and vibrant surroundings all make up the unique environment you call home. It's the Sunday stroll to your favorite brunch spot, the after work drink at the local outdoor café or the Saturday afternoon spent walking the nearby nature trails.. Austin Real Estate Advocates understands this and has created a resource guide to help you find the perfect area and further pinpoint the location that will meet your current situation and long-term goals.  Below are short descriptions about each area in and around Austin with information on a few of the neighborhoods. Central Austin Areas: 4, DT, UT, 2

This area is quite diverse and is ideal for those wishing to live downtown or in close proximity. Spanning both east and west across the main corridor through Austin, I-35, the entire area is seeing a growth in residential and commercial development. Included in this region are The University of Texas at Austin so student housing is plentiful. Some of the neighborhoods you will find here:

Allendale: The houses are mostly one-story & range from $150,000 to $430,000. Close to downtown with good schools & easy access to work, shopping, enterainment & churches. Allandale is bound by 45th St., Burnet Rd., MoPac and Anderson Ln.

Aldridge Place: A small neighborhood of about 140 homes bordered roughly by 30th St., 34th St., Speedway and Guadalupe Street. The central feature of the neighborhood is Adams-Hemphill Park, located along the banks of Waller Creek. It's one of the few neighborhoods where you can walk or bicycle to a restaurant or shop for groceries.

Bryker Woods: Lovely old trees, charming old homes and 10 minutes to downtown. It was developed between the 1930s & 1950s and is bordered by Westover, 35th St., Shoal Creek and MoPac.

Clarkesville: This neighborhood is listed in the National Register of Historic Homes. Doctors, lawyers, architects, restaurant owners and waiters call Clarksville home. Most homes are pier & beam, built between 1910 & 1930. The neighborhood boundaries are West Lynn St., MoPac, 9th St. and Waterston Avenue.

Old Enfield: A treasure trove of colonial architecture and quiet streets canopied by branches of majestic live oak trees. Downtown restaurants and grocery shopping are minutes away. Old Enfield is nestled in the hills just west of downtown Austin.

Hyde Park: Here is the opportunity to live in a historic home, convenient to downtown. Hyde Park is just north of the University of Texas. With a mix of Victorian homes & bunglows.

 

Lake Travis Areas: RN, LS, CLS, LN

The Lake Travis area consists of numerous communities offering luxury homes on the waterfront to larger subdivisions perfect for those raising a family. The schools in the Lake Travis region are highly regarded, especially Eanes ISD which serves Lakeway and Bee Caves. Other areas in Lake Travis such as Jonestown and Lago Vista offer the enjoyment of the lake in a more suburban/rural setting. Some of the towns/neighborhoods in this area:

Bee Caves: A fast growing community in the Hill Country. Located on Hwy 71 around RM620. Median house value $420,000.00.

Briarcliff: Located in Travis County, 30 miles west of Austin on the south shore of Lake Travis, the Briarcliff Subdivision was developed in the late 1960s.

The Hills: This is a friendly gated neighborhood located in the Lakeway community with access to world class golf courses, tennis courts and swimming pools. Many of the homes back up to the golf courses.

Jonestown: The City of Jonestown is located on FM 1431 in northern Travis County approximately 20 miles northwest of the City of Austin and nine miles west of the intersection of 183 and FM 1431 in the heart of one of the fastest growing population areas in Texas. Often referred to as the "Gateway to Highland Lakes," the City of Jonestown offers the amenities of a country lifestyle, combined with a location convenient to Austin.

Lago Vista: Lago Vista is situated at the center of the beautiful and rugged north shore of Lake Travis. Rolling hills, steep canyons and reforestation of oak and cedar trees are characteristic of this beautiful region.

Lake Pointe: Hill country living at a reasonable price. Located off Loop 360 on Bee Cave Rd, with access to Lake Travis. Homes typically are two story and between 1,700 and 4,000 square feet.

Lakeway: Located off RM620 close to Hwy 71, this is a golf and lake community.

Steiner Ranch: This master planned community started in 1988 and is still growing. It is nestled in the rolling hills of western Travis County off RM620 just north of Masfield Dam. The north has scenic views of Lake Travis; the south has access to Lake Austin.

 

North Austin Areas: 2N, N

Numerous employers such as IBM, The University of Texas Research Center, Freescale and Samsung coupled with expanding residential communities make North Austin an ideal place to live. Whether you chose to live in a quaint established neighborhood or a newly developed subdivision, you will enjoy quick access to shopping, parks and recreation and downtown. A few of the communities in North Austin:

Millwood: This subdivision attracts many buyers looking for a family neighborhood and easy access to Parmer & MoPac.

Wells Banch: Located between MoPac & I-35. This is a family neighborhood with it's own library, parks, recreation center, pond, hike and bike trails and so much more to offer a family. Prices range from $98,000 to $260,000.

Gracey Woods: Boundaried by Braker Ln., Metric Blvd, Lamar Blvd. and Bittern Hollow. These streets are direct routes to major thoroughfares such as MoPac, 183 and I-35. The neighborhood was built in the 1980s amony lage oak trees.


South Austin Areas: 7, 6, 10N, 10S

From Oak Hill to Zilker Park and parts in between, South Austinites enjoy easy access to the hill country, Lake Travis and downtown. One of the largest communities in South Austin is Circle C Ranch. Circle C has numerous different neighborhoods within the community and offers a place to call home that is away from the hustle and bustle of the city, yet still a close commute. Closer to downtown, you can also find a multitude of condos and townhouses with a twist of eccentricty. Areas 6 & 7 are a haven for local artists and give meaning to the slogan, "Keep Austin Weird". Also, South Austin is home to St. Edwards University.  A few of the other communities in South Austin include:

Barton Hills: Nestled in the hills just above Zilker Park and Barton Springs. Homes in the neighborhood, which was built in the 1960s & 1970s, average from $300,000 - $600,000+

Cherry Creek: Home prices and convenince to downtown are a major factor in the area's popularity. The average sold price for a home is in the $160,000 range. The neighborhood began in the 1970s around West Gate and Stassney Lane.

Shady Hollow: Located in Southern Travis County and Brodie Lane. Shady Hollow is an established neighborhood built in the early 1980s that remains popular because of its large lots, huge shady trees and proximity to good schools.

East Austin Areas: 3, 5, NE, 9, 11

Diversity sums up East Austin. This is one of the most culturally diverse areas of Austin with musicians playing in tucked away coffee shops and some of the best Mexican food you will find in Central Texas. Condos, new master planned communities and older homes are all available in East Austin. A few communities in East Austin are:

French Place: A neighborhood with ethinic diversity and a central location. Across I-35 is the University of Texas and the Paramount Theater on Congress Ave. The neighborhood is pretty with lots of large trees and cute bungalows. Modest homes with long-time residents coexist with the renovated homes.

West Austin Areas: 1A, 1B

Beautiful rolling hills and abundant trees make this area irrestible. With a wide range of housing options, you too can enjoy a little slice of the hill country. The citizens of West Austin take an active part in their community and are generally outdoorspeople. From golf to swimming and biking, West Austin provides the ultimate oasis. You can find these communities in West Austin:

Northwest Hills: A conveniently located community bordered by MoPac, 2222, 360 and 183. this neighborhood was originally built out in the 60's, 70's and 80's although there are a few newer areas. Some of the older homes have been remodeled, and a few have gorgeous views. The neighborhood Jewish Community Center as well as several exemplary schools are found here.

Tarrytown: Location. Good schools. Charm. You are in the middle of everything. Downtown Austin is 10 minutes away. Homes were built in the 1930's and 1940's.

Westlake: Many peoople who move into the West Lake Hills area do so because of its proximity to downtown or its rolling hills and eclectic feel. A few of the properties in this neighborhood are waterfront and have beautiful views. The Eanes Independent School District is known for excellence.

Rob Roy: Stunning Hill Country view, luxurious homes and a quiet reighborhood with large lots are just a few of the features that attract homebuyers to Rob Roy. This enclave is bounded by 360, St. Stephen's School Rd, Bee Cave Rd and the Colorado River and undeveloped land to the west.

Barton Creek: An amazing community of lovely homes, beautiful views and world class golf courses. Many of the streets are gated and most of the homes are show-stoppers. There are some brand new homes available as well as empty lots for you to build you own dream home.

Northwest Austin Areas: 1N, NW, CLS

Jester Estates: A small neighborhood set up high in the Hill Country off of 360 and 2222. Private subdivision with great hill country views. Minutes to Lake Austin. Median price is about $439,000.

Canyon Creek: This community is located in Nothwest Travis County off RM620. Nestled in the rolling hills of the Hill Country, many homes with views of the preserve land. It's a growing community with excellent schools and an involved neighorhood association.

Great Hills: Good schools, proximity to major employers, shopping, highways and scenic terrain are reasons to live in Great Hills. Located between 360, 183 and Spicewood Springs Rd.

Anderson Mill: A nice older neighborhood with homes ranging from $150,000 to $300,000+. Many of the schools are very good, and the location is very conveient.

North Suburban Areas: PF, RRW, RRE, HU, TC, GTE, GTW, JA, WW, WE, MC

From Pflugerville to Georgetown, this sprawling area is just a short drive to downtown Austin because of the newly opened toll roads. Yet each town offers its own nuicances and downtown areas with unique local shops. The north suburban areas have great schools and countless activities to keep anyone busy. The majority of this area is in Williamson County, currently the fastest growing county in Texas. Other towns include:

Round Rock: A fast growing community, Round Rock always has new housing delevopments going up. The city is also growing in retail and businesses, which means job growth. Round Rock is located north of Austin on both sides of I-35. Also, it is conventent to the Toll Roads.

Cedar Park/Leander: This area is booming. People consider living here because the housing is more affordable than Austin and you can find new housing. Most residents commute to work into Austin by way of 183.

Hutto: A family-oriented community of progress and growth. Well know for it's small-town charm and quality schools. Located on 79 between the cities of Round Rock & Taylor. Hutto is mainly a community of homes, but new businesses are starting to move in as a result of the housing growth and the 130 Toll Road.


South Suburban Areas: HW, HH, SWE, SC, HS, CM

Just starting its sprawl stage, the south suburban area offers local conveniences with a rural setting. You can find large lots of land for sale or a already built homes in planned communities. As Manchaca, Buda and Kyle continue to grow, so does the area's personality.


East Suburban Areas: 3E, 5E, CC, GZ, FC, BW, BA, SV, LC, MA, EL, SE

Elgin and Manor are a short drive from many of Austin's major employers and each has numerous affordable subdivisions. Shadow Glenn in Manor is one of the top ranked public golf courses. To the southeast you will find the "Lost Pines" of Bastrop. Bastrop has a quaint downtown, state park and a lake to keep its residents busy. The beauty of the Lost Pines has even attracted a recently opend Hyatt resort.


West Suburban Areas: LW, BU, LL, GP, BL, HD

Hill country...Lakes...Living in the west suburban area provides you with an everyday escape. Small schools and boundless recreational activities attract families while the quiteness and beauty attract retirees. This area includes Dripping Springs, Horseshoe Bay, Burnet and Marble Falls.

 

Southwest Austin Areas: LW, BU, LL, GP, BL, HD
